Leasing & Documentation

You can lease a unit in three convenient ways:

  1. Visit the Our Properties page to select your preferred location and unit.
  2. Call or text our office at 816-410-0704.
  3. Email [email protected] with your desired location and unit size. We’ll assist you with pricing, promotions, and availability.

Our office hours are Monday–Friday, 8am–5pm, and Saturday, 9am–1pm. Appointments may be required to view certain properties.

Access for current tenants is 24/7/365! Access methods vary by location:

  • Smithville: Gate key provided.
  • Trimble: Unit key provided.
  • Kansas City North Storage: Personal keypad passcode provided. You can also use the Storage Genie App on iPhone or Android for hands-free gate access.

No. We understand that your storage needs may change from month to month which is why we offer the convenience of month-to-month lease agreements. Our leases renew automatically on the 1st day of each month and we require written notification by the 15th of the month you intend to terminate your lease agreement and vacate your unit. Tenants then have until the last day of the month to vacate their unit without being charged for the next month.

Please provide a valid photo ID (driver’s license or passport) and a major debit or credit card for payment.

As soon as we have a signed lease agreement and payment for your first month’s rent including any applicable administrative fees, deposits and discounts or promotions, you are welcome to move into your unit!

Payments & Discounts

Rent is due the 1st day of each month, for all tenants. We will prorate your rent upon moving in and the next payment will be the 1st of the next month. We require all tenants to be set up for autopay at the time of leasing. Auto-payment runs on the 1st day of each month for all tenants. Payment options include debit cards, credit card, checking or savings accounts (ACH) on file. Please note: electronic payment methods do incur an additional service fee processed by our payment provider each month, starting at $0.50/transaction. Please contact the office with any questions about payment or payment options.

We charge a one-time $25.00 admin fee at the time of leasing and a refundable $20.00 key deposit that we refund upon vacating at Smithville and Trimble. No key deposits are charged at Kansas City North Storage. We offer the convenience of an online tenant account to update your payment methods as needed and to see information about your rental history with us. Other fees that can be incurred during tenancy include late fees, mailing fees, auction fees, lock cut off fees, cleaning/disposal fees, etc

Yes! We offer a 5% discount for active military with valid ID. Additional promotions, such as free rent or discounts on long-term leases, may be available. Check our website or contact the office for current offers.

Access & Security

Security is important to us. Our facilities feature 24/7 video surveillance, electronic gate access (varies by location), fenced perimeters (varies by location) and well-lit LED lights on all the buildings.

Unit Features & Restrictions

No. Our units are not climate, temperature, or humidity controlled.

Yes, at some facilities. Our fully enclosed units at Smithville include lighting and some include both lighting and electrical outlets. All units at Trimble include lighting and electrical outlets. Units at Kansas City North Storage do not include electricity or lighting. We allow tenants to plug in trickle chargers or low amperage devices only.

No. Units are strictly for storing personal belongings, vehicles, or business inventory. Living or working from a unit is not permitted.

We offer Tenant Protection Plans through GoodShield starting at $13/month for up to $1,000 in coverage, with options up to $10,000 in coverage. We require all tenants who store non-motorized and non-titled property in fully enclosed storage units to have a protection plan or third-party insurance coverage. Boats, campers, trailers, RV’s, etc are not covered under our Protection Plans. Please contact the office to discuss information on insurance or protection requirements.

Perishables, plants, animals, stolen or illegal goods, flammable or hazardous items, combustible items or liquids. These items are strictly forbidden to store inside your unit. Storing these items will incur additional fees for cleaning and/or lease termination.

We pride ourselves on maintaining a clean facility and during our unit turnover process, we ensure all units are clean and pest free prior to renting to the next tenant. The facility and grounds are regularly treated by pest control services. We require that tenants do not store any perishable items or items that can attract bugs or pests. Please contact the office if there are any issues.

We understand that losing your key can be frustrating. Please contact the office during normal business hours to schedule an appointment to pick up a new key and/or lock cut by a manager. For safety and security, tenants are not permitted to cut off their own locks. A lock-cut fee may apply, and tenants who remove their own locks without authorization will be charged accordingly.
